Smart Property Investing

I was recently talking with one of our partners who provide a professional advice service like we do. They have nothing to sell but their advice, which in today’s day and age is refreshing, because ultimately firms like ours are there to advise on the optimum outcome, not to make predictions after consulting the proverbial crystal ball.

We discussed the property market and the varied advice we give to clients using our vast knowledge base gained over the last 19 years in business and my 30+ years in property. It was quickly evident to me we were on the same page when we touched on property as an investment and what constituted a good sound investment and what characterised a poor one. We agreed that there were some fundamental signs that investors either ignored (pointing to something being a poor investment), or missed just because of the hype being put forward about how good an investment something ‘potentially’ was going to be.

I gave him the example of a media report on a development project that had the construction commencement date brought forward due to the strong pre-sales it had experienced. I then explained why we did not consider it a sound investment and the fate that was likely to be realised by the investor buyers. He agreed with me and then made the above statement, “Don’t listen to the noise, look for the signals”. For me that simple statement encapsulated how many property investors become convinced that something ‘WILL’ be a good investment, they listen to (and believe), the noise from the people that are selling and/or marketing that investment. If they just stood back and looked at the same noise in a different way, it may become apparent that the very same information characterises clear signals why the property would be a poor investment and that there are much better options.

Putting it simply, “You don’t know what you don’t know”. If you don’t ask a skilled professional with expert knowledge on the subject you will never be well informed and the actual cost you think you saved on the professional advice will really cost you when you purchase a poor investment.
